Reduced Parking Requirements

Some cities will consider senior living communities equal to a typical apartment complex. If this is the case, they will want you to consume valuable and scarce land with parking stall counts for a typical apartment complex. You will have to inform/educate the city that your parking demand is much lower than a typical apartment because many of your senior residents won't drive. If you have a lot of assisted living residents, the majority of them won't drive. And if you have memory care residents, none of them will drive.
When you present what you think your true parking demand will be to the city, to try to get them to lower your parking requirement, you should include the staff parking demand, but the net affect will still be a true overall parking demand much less than a typical apartment. If you get your parking requirements lowered, it frees up more land for revenue generating units as opposed to parking stalls that wont be used.
